Emanuele is Founding & Managing Partner of International Business, he joined DeA Capital Real Estate in 2016 and since then has significantly grown the Company into a fully capable Pan-European investment management firm. Ema led the implementation of this international network with new offices in France, Spain, Portugal and Germany and Poland.
Prior to joining DeA Capital Real Estate, Emanuele was CEO of FREO France.
Emanuele was subsequently responsible for expanding the management footprint of FREO to include new offices in Portugal, Spain and Italy.
Emanuele's 25 years of experience also includes previous roles as CEO for GE Capital Real Estate in France, Italy, Spain, Portugal and Benelux for equity and lending activity, BNP Paribas Real Estate and BNL Fondi Immobiliari heading the Capital markets team and Managing Director of Asset Management at Pirelli RE and Board Member of selected Italian JVs between Pirelli RE and the Morgan Stanley Real Estate Fund.
Koldo is Founding Partner & CIO International, he joined DeA Capital Real Estate building up the Iberia Operations. DeA Capital Real Estate Iberia represents DeA Capital S.p.A.’s first step in creating a Pan-European real estate platform, via Group subsidiaries through local Senior Management Teams. Before joining DeA Capital in 2019, Koldo had developed his over 25 years’ experience in the real estate sector in the Corporate and Investment Banking divisions of several banks.
In 2007, he joined Natixis Bank as Managing Director of the Real Estate Finance Iberia franchise, expanding its activities and underwriting over 10 Bln € in real estate loans, mainly focusing on the commercial property sector.
During this period, he has advised in the acquisition of over 50 participations in companies and debt, not including repossessions and manage to sale transactions within the bank operations.
Previously, he headed the real estate department at Fortis Bank for three years. He also worked at Banesto (Grupo Banco Santander) in the CIB division managing accounts on the construction and real sector.
Pierre started as Investment Director in 2018 and became in 2022 Founding Managing Director in charge of the investment and asset management strategy and today is Founding Managing Director & Investment and Acquisition International.
Recently he has been driving the set-up of several programmatic JVs for the French and European platform across various asset classes (Residential, Logistics, Offices).
He began his career at GE Capital in 2007 and was appointed as Corporate Finance Senior Manager in 2012 where he supported major M&A transactions for the company across Europe.
He graduated from Neoma Business School in France.
Executive Team
Richard Bayliss joined DeA Capital Real Estate France in 2021 as the head of Asset Management.
He has over 25 years of experience in asset management including office, logistics, residential & hotel properties in France and the UK.
Richard Bayliss started his career as an Asset Manager at GE Capital Real Estate France, where he managed the historical portfolio for 20 years, and was appointed Director Asset Management in 2013.
He previously founded Openfield Real Estate, an asset management company.
Tatjana is responsible for acquisitions in the living sector, especially PBSA and BTR. She has over 9 years of professional experience in acquisitions and transaction management across Germany, with a strong focus on sourcing and acquiring development sites, managing due diligence and transaction processes, negotiating purchase agreements and coordinating with investors, with a total value of over 900 Mln € development volume.
Tatjana studied business economics at Humboldt University in Berlin and graduated with a Master of Science in 2017.
Sofía is Finance Control Director of DeA Capital Real Estate. She joined the Company in 2023 as Financial Controller in the Asset Management Department. Prior to joining DeA Capital, Sofía gained more than twelve years of experience in finance. At Attitude Gestión SGIIC and Pactio Gestión SGIIC, she worked in portfolio control, valuation, reporting and fund operations, and as Senior Equity Analyst. She also served as Financial Controller at Perfecta Energía.
Sofía holds a degree in Business Administration and Management from the University of the Basque Country (UPV/EHU) and a Master’s in Banking and Finance from Afi, Escuela de Finanzas Aplicadas.
Macarena is Asset Manager at DeA Capital Real Estate, having joined the firm in 2025 to support the Asset Management department. She has more than 6 years of experience in real estate. Prior to joining DeA Capital, she worked in Deloitte, CBRE and Clikalia where she gained extensive experience in accounting, asset valuation, and financial analysis.
Macarena holds a Bachelor in Business Administration and a Master in Accounting and Auditing both from Universidad Pontificia Comillas ICADE.
Jorge joined DeA Capital in 2019 and is responsible for the firm's investment and asset management strategy. He has more than 12 years of experience in real estate. Prior to DeA Capital, he was a Senior Associate at Deloitte Financial Advisory, where he worked in transaction advisory and led the Office segment in Spain. He began his career at Cushman & Wakefield.
Jorge holds a degree in Architecture from the Technical University of Madrid (ETSAM) and is currently pursuing an Executive MBA at IESE Business School.
Begoña is Development Manager at DeA Capital Real Estate, having joined the firm in June 2026 to support the development department. She has more than 6 years of experience in real estate across the development cycle, including land acquisition and urban planning, technical advisory, and project development.
Prior to joining DeA Capital, Begoña spent nearly six years at AEDAS Homes, where she served as Development Manager and Investment Analyst. She began her career as Analyst at Autonomy Capital, providing technical assistance on real estate project developments.
Begoña is an Architect graduated from Universidad Politécnica de Madrid in Spain and holds an MS in Management of Real Estate and Construction Companies from Universidad Politécnica de Madrid (UPM).
Angelina started as Investment Director & Head of Living in January 2024 in charge of the investments in the living sector (PBSA, BtR, Hospitality).
She has over 15 years of experience in the living sector and held several positions in this industry both on the development and operating side.
She headed the development for Serviced Living at Bouygues Immobilier between 2022 and 2024.
Before she was Deputy Head of Development for Serviced Living at Kaufman & Broad (2019-2022). She started as Project Director at DomusVi (2011-2017) before moving to Development Manager for Senior Living at Korian (2017-2019).
She graduated from ESSEC (Master’s Degree) and owns an Architect diploma with dual qualifications in France and Italy (IUAV of Venice and ENSAV Paris la Villette), along with Post-Master's Degree in Urbanism and Architectural Heritage (Ecole de Chaillot).
Florian is responsible for acquisitions in Germany across the Value-add to Core+ space, focusing on logistics and living. He has over 13 years of professional experience in European real estate markets, acquiring and disposing commercial properties with a total value of c. 1 Bln € in 8 countries as well as managing and leasing properties across several asset and risk classes with more than 1 Bln € AuM in various countries.
Florian studied real estate at the International Real Estate Business School (IREBS) in Regensburg and graduated with a Master of Science degree in 2013.
Benoit was appointed Investment Manager in 2022. Benoit began his career in 2014 as a real estate project manager at Groupe Constructa in Paris, with a focus on the development of residential buildings (multifamily housing and operated senior housing).
In 2016 he joined Constructa Private Services, as an investment analyst for private clients and family offices, working on 200+ Mln € acquisition, selling and refinancing.
After 2 years in charge of French development at BlueImvest as operating partners for anglo-saxon investors, Benoit joined Edmond de Rothschild REIM (France) as Investment Manager in 2019.
Benoit graduated from a civil construction engineering school.
José is Managing Director of Residential & Development at DeA Capital Real Estate, where he has led the residential and development business since 2020. He has more than 26 years of experience in real estate and has completed over 130 transactions worth around 4.5 Bln € across Spain, Portugal, Poland, Mexico and Brazil, covering the full value chain, from land sourcing and urban planning to acquisition, development, construction, asset management and sales.
At DeA Capital, he has been involved in structuring five joint ventures with leading institutional investors.: AIG, Harrison Street, Partners Group, Kajima and Aberdeen. Together they hold around 1.3 Bln € of AuM across 27 assets in logistics, build-to-rent, student housing and affordable housing.
Before joining DeA Capital, José Manuel spent 14 years at Acciona (2006–2020) in senior roles of increasing responsibility, including Regional Head for Madrid & Central Spain and for Portugal, and National Head of Land. He began his career at Ferrovial (2000–2006) as Site Manager.
José Manuel holds a Master’s Degree in Architecture from ETSAM (Universidad Politécnica de Madrid) and an Executive MBA from EOI and the Executive Development Programme (PDD) from IE Business School.
Mathieu is responsible for acquisitions and transaction execution in France, with a focus on self-storage, industrial and alternative asset classes.
Since joining DeA Capital Real Estate in 2024, he has notably led the structuring of programmatic JV platforms in France, spanning various asset classes, including PBSA, self-storage and light industrial.
He has over 8 years of professional experience across real estate private equity, investment banking and leveraged finance, having worked for Eastdil Secured, HSBC and Crédit Agricole CIB. Mathieu graduated from NEOMA Business School.
Marián is Managing Director of Asset Management of DeA Capital Real Estate and is responsible for the firm’s asset management strategy. She joined the Company in 2019, launching the new offices in Spain and driving the consolidation of its operations in the Iberian market. She has also been involved in setting up five joint ventures between DeA Capital Real Estate and leading institutional investors. DeA Capital Real Estate in Spain currently manages around 1.1 Bln € of AuM across 20 assets, with a strong focus on residential, student housing, affordable housing and logistics.
Before joining DeA, she spent more than 17 years at Patrizia Iberia, Triuva, IVG and Oppenheim, focusing on the management and repositioning of assets for German institutional funds.
Marián has more than 24 years of experience in the real estate industry, with expertise spanning office, logistics, residential and hotel properties across Iberia.
She graduated in Economics from the University Autónoma of Madrid, and has a Master in Real Estate Management from University Pontificia Comillas ICADE.
Jorge Rodríguez is Development Director at DeA Capital Real Estate, a role he has held since April 2024, leading the firm’s Development area. He joined DeA Capital in 2022 as Development Manager and has more than 12 years of experience in real estate across the full development cycle, from land acquisition and urban planning to design, construction and delivery.
Since joining DeA Capital, he has managed more than 20 development projects, totalling more than 4,850 units and more than 450,000 sq m of gross floor area. He has also contributed to the joint ventures established by DeA Capital with top-tier institutional investors, with a combined AuM of more than €1bn in build-to-rent, student housing and affordable housing.
Before joining DeA Capital, Jorge spent seven years at Dazia Capital in project management, where he held manager roles covering land acquisition and development. He began his career in the Land department at Knight Frank.
Regina joined DeA Capital Real Estate in 2022 and is Investment Manager of DeA Capital’s real estate debt platform in Iberia. She covers the full investment process, including the origination, structuring and execution of financing transactions for residential development projects, as well as the monitoring of the portfolio. She has more than 7 years of experience in real estate. Prior to joining DeA Capital Real Estate, she worked in the Valuation & Advisory department at Cushman & Wakefield. Before, she worked at PricewaterhouseCoopers (PwC).
Regina is a Business Administration graduate from Deusto Business School in Spain and has a Master’s Degree in Accounting and Auditing from CUNEF.
Enrique joined DeA Capital Real Estate in 2019 and is responsible for the firm's investment and asset management strategy. He has more than 12 years of experience in real estate, prior to joining the Group, he was Senior Associate at BNP Paribas Retail Investment Department including roles in transactions advisory and leading the retail Segment in Spain. Before, he worked at Deloitte and Knight Frank.
Enrique is a Building Engineer graduated from Politécnica University of Madrid in Spain and has a Real Estate Master’s Degree accredited by RICS from UPV.
David joined DeA Capital Real Estate in 2025 as Head of Debt Origination. He has over 25 years of experience in private debt, real estate investments and land development. He previously served as Head of Origination in debt platforms at Solventis SGIIC, October PFP, and developed 4 companies from scratch to divestment. David has participated in +400 debt transactions and underwritten over 2 Bln € in real estate and corporate financing. His experience includes senior debt, direct lending, bridge, asset backed lending, and complex structured financing solutions. David graduated Business Administration at Bryant University in Rhode Island, USA and has a master’s degree in urban planning at REBS.
