Senior Leadership Team
Emanuele Caniggia, Head of DeA Capital’s Real Estate and CEO of DeA Capital Real Estate SGR S.p.A., born in 1965, married, has two children and lives in Rome.
During his business career, he has established numerous companies and held various positions, starting from 1988 at Ar.Co.Graph. In 1996, he founded Abaco Servizi, a company operating in the real estate services sector. With acquisitions in Italy and abroad, this contributed to the creation of Abaco Team, a group leader in real estate services.
In 2006, he sold 65% of Abaco Team to Gabetti Property Solutions. He continued to be CEO until 2009, when he sold the remaining 35% of the Company, thus becoming a shareholder of Gabetti, which he left in August 2012. From 2009 to 2012, he was a member of the Boards of Directors of Gabetti Property Solutions, Gabetti Agency, Patrigest and TreeRe.
In October 2012, he set up Innovation Real Estate, formerly First Atlantic RE, acquired with DeA Capital S.p.A., where he was the CEO until 2014. Since 28 April 2014, Emanuele Caniggia has been CEO of the Asset Management Company DeA Capital Real Estate SGR S.p.A. The Company has about 12 billion assets under management and its main shareholder is the De Agostini Group.
In 2016, Emanuele Dubini joined DEA Capital Real Estate as Managing Partner of the International business and since then has significantly grown DeA Capital Real Estate into a fully capable Pan- European investment management firm. Ema led the implementation of this international network with new offices in France, Spain, Portugal, Germany and Poland.
Prior to joining DeA Capital Real Estate, Emanuele was CEO of FREO France.
Emanuele was subsequently responsible for expanding the management footprint of FREO to include new offices in Portugal, Spain and Italy.
Emanuele's 25 years of experience also includes previous roles as CEO for GE Capital Real Estate in France, Italy, Spain, Portugal and Benelux for equity and lending activity, BNP Paribas Real Estate and BNL Fondi Immobiliari heading the Capital markets team, and Managing Director of Asset Management at Pirelli RE and Board Member of selected Italian JVs between Pirelli RE and the Morgan Stanley Real Estate Fund.

Koldo Ibarra joined, as Managing Partner, DeA Capital Real Estate Building up the Iberia Operations. DeA Capital Real Estate Iberia represents DeA Capital S.p.A.’s first step in creating a pan-European real estate platform, via Group subsidiaries through local Senior Management Teams. Before joing DeA Capital on 2019, Koldo had developed his over 25 years experience in the real estate sector in the Corporate and Investment Banking divisions of several banks.
In 2007, he joined Natixis Bank as Managing Director of the Real Estate Finance Iberia franchise, expanding its activities and underwriting over 10Bln€ in real estate loans, mainly focusing on the commercial property sector.
During this period, he has advised in the acquisition of over 50 participations in companies and debt, not including repossessions and manage to sale transactions within the bank operations.
Previously, he headed the real estate department at Fortis Bank for three years. He also worked at Banesto (Grupo Banco Santander) in the CIB division managing accounts on the construction and real sector sector.
Robert Schneider joined DeA Capital Real Estate as CEO Germany in 2024. He graduated in architecture from the University of Stuttgart (Germany) and is a licensed architect.
After six years in various international architects’ firms, Robert joined GLL Real Estate Partners (now Macquarie Asset Management) in Munich in 2007 and soon became Co-Head of the European Asset Management team. Subsequently he he ran the firm’s real estate acquisitions in Germany as well as Southern Europe.
In 2015 Robert became part of Barings as their Regional Head for Southern Germany, covering all of the firm’s real estate investment and asset management activities in the region with his team. From 2020 Robert acted as portfolio manager, building a Pan-European JV that invests in logistics real estate with a value-add profile.
Piotr Krawczyński joined DeA Capital Real Estate Poland as CEO to build up the Polish operations in 2020. Before joining DeA Capital Real Estate Poland, he worked for BNP Paribas Real Estate as Head of Capital Markets CEE. Prior to that he worked for almost 18 years in Kulczyk Group, Polish well-recognized investment company. At Kulczyk Group he was responsible, among other duties, for the entire commercial real estate business unit.
He was instrumental in setting up and developing Kulczyk Real Estate Holding as well as Kulczyk Silverstein Properties, being a JV between Kulczyk Group and Silverstein Properties, Inc. from NYC.
He acted as the Managing Director of both companies. Became the Certified Commercial Investment Member (CCIM) in 2016 as well as started his non-profit role as the real estate expert to Polish Chamber of Commerce in 2023. He brings almost 15 years of experience in the real estate industry on top of an extensive experience in private equity.
Paolo Scordino is the Market Development Director of DeA Capital Real Estate SGR S.p.A.
Since 2013, he has been a member of the Board of Assoimmobiliare.
He graduated in Economics and Commerce from La Sapienza University in Rome and has a Master in Business Administration from St. John’s University.

Alberto Meloni is the Asset Management Director of DeA Capital Real Estate SGR S.p.A. He graduated in Economics and Commerce from the State University of Pavia. He was Project Manager at Andersen Consulting, providing management consultancy in Financial Services, Telecommunications, Retail and Public Administration (1996-2001).
As part of the Asset Management Team at Morgan Stanley, he was responsible for managing the investment platform in Italy (2001-2003). As part of the Asset Management Team at Pirelli Real Estate, he was responsible for the Italy Office portfolio, and for acquisitions on foreign markets, particularly in Germany (2003-2008).
As CEO of Tishman Speyer SGR S.p.A., he oversaw the start-up of the Italian AMC, and in particular the management of new investments (2008-2009).
Alberto Meloni was Fund Management Director at Prelios SGR S.p.A. (2009-2011) and Fund Management Director at BNP Paribas REIM SGR S.p.A. (2011 – 2012).
Executive Team
Pierre Julin started as Investment Director in 2018 and became in 2022 Managing Director in charge of the investment and asset management strategy.
Recently he has been driving the set-up of several programmatic JV for the French and European platform across various asset classes (Residential, Logistic, Office).
He began his career at GE Capital in 2007 and was appointed as Corporate Finance Senior Manager in 2012 where he supported major M&A transactions for the company across Europe.
He graduated from Neoma Business School in France.
Richard Bayliss joined DeA Capital Real Estate France in 2021 as the head of Asset Management.
He has over 25 years of experience in asset management including office, logistics, residential & hotel properties in France and the UK.
Richard Bayliss started his career as an Asset Manager at GE Capital Real Estate France, where he managed the historical portfolio for 20 years, and was appointed Director Asset Management in 2013.
He previously founded Openfield Real Estate, an asset management company.
Angeline d’Orval started as Investment Director & Head of Living in January 2024 in charge of the investments in the living sector (PBSA, BtR, Hospitality).
She has over 15 years of experience in the living sector and held several positions in this industry both on the development and operating side.
She headed the development for Serviced Living at Bouygues Immobilier between 2022 and 2024.
Before she was Deputy Head of Development for Serviced Living at Kaufman & Broad (2019-2022). She started as Project Director at DomusVi (2011-2017) before moving to Development Manager for Senior Living at Korian (2017-2019).
She graduated from ESSEC (Master Degree) and owns a Architect diploma with dual qualifications in France and Italy (IUAV of Venice and ENSAV Paris la Villette), along with Post-Master's Degree in Urbanism and Architectural Heritage (Ecole de Chaillot).
Benoit Lagueyt was appointed Investment Manager in 2022. Benoit began his career in 2014 as a real estate project manager at Groupe Constructa in Paris, with a focus on the development of residential buildings (multifamily housing and operated senior housing).
In 2016 he joined Constructa Private Services, as an investment analyst for private clients and family offices, working on €200+ millions acquisition, selling and refinancing.
After 2 years in charge of French development at BlueImvest as operating partners for anglo-saxon investors, Benoit joined Edmond de Rothschild REIM (France) as Investment Manager in 2019.
Benoit graduated from a civil construction engineering school.
María Laguna joined DeA Capital Iberia in 2019, as Managing Director, responsible for Investments and Asset Management. She has more than 25 years of experience in real estate investments. Prior to joining DeA Capital, María was Director of Investments and Asset Management at TRIUVA Iberia, where she worked for 18 years and previously she worked during 5 year for the residential developer TELUR S.A.
María graduated in Economics from the University Autónoma of Madrid, she has a Master in Real Estate from the University of Architecture Polytechnical of Madrid and MBA studies in the University of Missouri, Columbia (USA)
Marián Pereira joined DeA Capital Iberia in 2019 as Head of Asset management. Prior to joining DeA Capital, Marián was heading asset management activities at Patrizia Iberia. She has more than 22 years of experience in real estate investments, asset management and development working for Funds.
Marián graduated in Economics from the University Autónoma of Madrid, and she has Master in Real Estate Management from the University Pontificia Comillas (ICADE)
Laura Mastromatteo joined DeA Capital Real Estate SGR in 2024 as the Head of Capital Raising & Investor Relations within the Business Development Team, focusing on Italian institutional investors. With over 25 years of experience in real estate, encompassing project management and fund selection, Laura brings a wealth of expertise to her role. Prior to her tenure at DeA Capital, Laura served as the Vice President of Fund Raising & Distribution at Prelios SGR for two years. Previously, she held the position of Head of Real Estate Investments Office at Inarcassa Italian First Pillar Pension Fund for Self-employed Engineers and Architects for 13 years. During her time there, she actively contributed to numerous building refurbishment projects as a Project Manager, leveraging over a decade of experience gained in Project Management and Construction Companies. Laura graduated in Construction Engineering from the Politecnico of Milan.
Paul is the Head of International Capital Raising & Investor Relations at DeA Capital Real Estate.
He manages several of the firm’s global fundraising efforts and maintains relationships with investors across Europe and the Middle East.
Prior to joining DeA Capital Real Estate, Paul worked at Société Générale in Paris, Real Asset Partners—a capital raising firm specializing in real estate—and eventually served as an Associate Partner at Knight Frank in Dubai, UAE.
Paul is a regular speaker at industry conferences and appeared in media outlets such as Bloomberg and CNBC.
He graduated with a degree in Economic Studies from ESSEC Business School and obtained a master’s degree in Finance from Sciences Po.
Gennaro Vairo is Head of Business Development of DeA Capital Real Estate SGR S.p.A..
He joined the DeA Capital Group in 2010 as Financial Analyst at DeA Capital S.p.A., in 2012 he moved to DeA Capital Real Estate SGR working for the Business Development division, covering roles with increasing responsibilities until becoming Head of the division in 2018.
Gennaro graduated in Finance at the Bocconi University, of Milan and is Member of the Advisory Board of "Monitor sulla Finanza immobiliare CACEIS Investor Services - Università degli Studi di Parma".
To date, under his leadership, the Business Development team has managed the structuring and execution of real estate acquisitions, contributions and takeover of real estate funds for approx. € 4,7 bn AuM (30 new real estate investment vehicles).

He joined the company in 2012 as financial analyst and then he moved to the Business Development division covering roles with increasing responsibilities until becoming Head of the division in 2018.
He graduated in Construction Engineering and Architecture at Pavia University and got a master’s degree in real estate finance at SDA Bocconi - MIP Politecnico di Milano.
To date, under his leadership, the Business Development team has managed the structuring and execution of real estate acquisitions, contributions and takeover of real estate funds for approx. € 4,7 bn AuM (30 new real estate investment vehicles).
Jens is responsible for acquisitions of value-add/ Developments of Logistics, Light-Industrial, PBSA and BTR and Core+ (Manage-to-Core) commercial buildings in top 7 of Germany. He has over 8 years of professional experience in the European real estate markets, strategically managing properties across all asset and risk classes with a total value of more than €2 billion and acquiring commercial properties with a total value of more than €100 million in 3 different countries.
Jens studied international management at the International School of Management in Frankfurt with a focus on finance and accounting and graduated in 2016.
Florian is responsible for the acquisitions of assets in Logistics, Light-Industrial and Living (e. g. PBSA and BTR) as well as commercial buildings in Germany across the Value-add to Core+ (Manage-to-Core) space. He has over 11 years of professional experience in European real estate markets, acquiring and disposing commercial properties with a total value of c. €1 billion in 8 countries as well as managing and leasing properties across several asset and risk classes with more than €1 billion AuM in various countries.
Florian studied real estate at the International Real Estate Business School (IREBS) in Regensburg and graduated in 2013.
Rafał joined DeA Capital Real Estate Poland in 2020 and he is responsible for an investment and asset management strategy.
He has 17 years of experience. Prior to joining DeA Capital, Rafał was Manager at EY Transaction Advisory Services, leading team dedicated to M&A transactions in Real Estate in Poland. Before, he worked as a Transaction Manager responsible for real estate financing at Eurohypo AG (Comerzbank Group).
Rafał graduated from Koźmiński University (Master of Finance) in Warsaw and he has completed an executive real estate programme at Said Business School University of Oxford.
Martina Ibba has been Funds Director at DeA Capital Real Estate SGR S.p.A. since 2012.
She is currently managing 10 real estate funds for a value of approximately Euro 3.6 billion.
She graduated in Building Engineering from the Politecnico of Milan and has acquired 18 years of experience in the real estate sector.
She began her career in 1999 at Pirelli Real Estate in the Asset Management Office, first as Analyst and then as Asset Manager and Senior Asset Manager. In this context, she was responsible for overseeing numerous acquisitions. She managed various types of real estate portfolios, acquiring experience in particular in the tertiary sector. She also collaborated in the structuring of several real estate funds.
At Prelios SGR S.p.A., as Senior Fund Manager (2010-2011), she managed funds with Core and Value Added profile.
At Quorum SGR S.p.A., she was Funds Director and Head of Business Development (2011-2012).
Marisa Spisso has been Funds Director at DeA Capital Real Estate SGR S.p.A. at the Rome office since 2011. She manages listed and reserved real estate funds with average total assets under management of Euro 2 billion. Among other things, she is responsible for the strategic management of each fund and coordinates a team of over 10 resources.
She graduated in Economics and Commerce from the University of Bologna (1997). She is qualified as Chartered Accountant (2002) and Statutory Auditor (2004). She was Supervising Senior at KPMG S.p.A. where she acquired experience mainly in auditing and accounting organisation of leading companies (2000-2005).
At Lehman Brothers Global Real Estate Group (2006-2010), she was Associate and acquired experience in the principal finance team by participating in equity investments and the provision of mezzanine and senior loans in complex transactions with underlying real estate. At Lehman Brothers, in administration, she participated in the management and disposal of the assets of Lehman Brothers Italia and debt restructuring agreements.
Gregorio Ott is Funds Director at DeA Capital Real Estate SGR S.p.A.
He graduated in General Management from Bocconi University in Milan in 2007. He began his professional career as Business Analyst at a company specialised in corporate finance and then at Ernst & Young Advisory.
In 2008, he entered the real estate sector as Investment Analyst at GVA Redilco and then as member of the Finance Area of the Social Housing Foundation, later incorporated in the Investments Team of CDP Investimenti SGR S.p.A., where he acquired experience in structuring and investing in real estate funds dedicated to social housing and urban regeneration.
He joined DeA Capital Real Estate SGR S.p.A. in 2012, first as Fund Manager and then as Portfolio Manager and Funds Director of some Core, Core Plus and Value Added funds.
Cesare Carniti is Funds Director at DeA Capital Real Estate SGR S.p.A.
He graduated in Finance from Bocconi University in Milan in 2007. He began his professional career as Analyst in London, at IPD Ltd (MSCI Group), in the team dedicated to the performance analysis of real estate financial instruments.
In Accademia Sgr (Simplon Bank Group), he was Fund Manager of several real estate reserved funds, and acquired experience also in the business development activities, collaborating in the structuring of new real estate investment vehicles.
In 2014, in Polaris Real Estate Sgr (later InvestiRE Sgr), first as Fund Manager and then as Funds Coordinator, he acquired significant experience in structuring residential developments and transactions, urban regeneration projects and social housing.
He joined DeA Capital Real Estate SGR S.p.A. in 2018, first as Portfolio Manager and then as Funds Director, and he is currently managing funds invested primarily in office and logistics, with Value Added and Opportunistic profiles.
Mirko Bruno has been Funds Director at DeA Capital Real Estate SGR S.p.A. at the Milan office since 2016.
He manages and coordinates the ordinary and extraordinary management of real estate funds with prevalent development strategy (currently 6 funds) for an overall assets under management equal to Euro 1.4 billion for approximately 365,000 m2 of GFA/GUA for mixed use.
He graduated in Management Engineering (major economic-financial) from Politecnico of Milan. He acquired experience of about 20 years in the real estate sector, developing multi-purpose skills in fund management, asset management and development management.
At Prelios SGR S.p.A., in the three-year period 2013-2015, he held the role of Technical Director.
Previously, from 2004 to 2013, at the Pirelli & C. Real Estate S.p.A. Group (now Prelios S.p.A.), he held top positions in the Italian division (Head of Asset Management Portfolio and Development Italy, Head of Development Management Residential Italy and Head of Development Management Office Italy).
Anna Maria Pacini has been Head of ESG Management at DeA Capital Real Estate SGR S.p.A. since 2020, and internal/external reference point on ESG issues.
Anna Maria joined DeA Capital Real Estate SGR S.p.A. in 2014 as Head of Organisation, managing project management activities aimed at ensuring the reliability and effectiveness of organisational variables, processes and internal communication. Since 2017, she has also been responsible for internal training (planning, implementation and teaching) and coordination of regulatory compliance activities to support business areas.
Previously, she was Project Manager for the Ministry of Health in the “European Joint Action on Health Workforce Planning and Forecasting” (2012-2014); Organisation & Communication Manager of Abaco Team (2000-2010); Head of Communication and MICE for various advertising agencies (1994-2000). In 2000, she was qualified by CEPAS as Auditor & Quality System Manager and in 2009, as Lead Auditor.
